As the Managing Director of Assurance Property Management, my real estate management experience includes managing multi-family communities, single-family homes and high-end luxury condominiums ranging from 300 to 1000 units. I have been the project manager over distressed property rehabilitation and mediation services to overseeing all phases of new construction. I have been employed and trained by some of the largest property management companies in the Georgia Real Estate Management Industry.

The Property Management Industry is ever changing. Involvement in continuing education and associations insure that we are current in our procedures and are aware of new practices and laws that affect our industry.

I bring over 25 years of experience in property management to my clients. I currently am an active member with IREM (Institute of Real Estate Management). I am certified property manager under NARPM (National Association of Residential Property Managers) and an active member with Empire Board of Realist for the Greater Atlanta Area. As required in the State of Georgia to provide real estate management services, I am a licensed agent.

Our company understands the importance of strict adherence to local, state and federal guidelines that govern our industry so that you have minimum exposure to liability as our lease agreement and operating guidelines have been reviewed and approved by our legal representative to insure compliance with Tenant/Landlord Guidelines in the State Of Georgia.

Assurance Property Management specializes in providing tenant placement and property management support for single-family residential homes, condos, townhomes, and duplexes. Our areas of service include Fulton, Clayton, Henry, Rockdale, DeKalb, and Cobb counties.

Representation with active communication and thorough follow-up in each business transaction, and following our standard procedures to ensure the execution of each phase of the management process is our primary goal resulting in excellent client and tenant relations.

From our property manager to the licensed real estate agents that will represent and guide you through the transitioning your property into the rental market to management support and representation with your tenant. Each member of the team brings years of experience in executing our areas of service from marketing to landlord/tenant laws. We offer a wide range of services that include complete property management service to each client.


Management Fees:

We will provide you with professional representation in the tenant/landlord relationship. We will not charge you extra fees for services that are a part of the management process. You will never be billed for assessments, conducting inspections, or executing the renewal process with your tenant.

The monthly management fee covers ALL of the services that are inclusive of a property manager’s job description and we DON’T take percentages of fees associated with the collection of delinquent rent from your tenant. Our fee is based off of the applicable percentage on the “leased” rent only.

The monthly management fee offered for clients with multiple units is 8% of the “leased” rent and ten percent of the leased rent for the management of one property. The tenant placement fee for listing, marketing and placement of a “qualified” tenant equals the first month’s rent.

Tenant Placement Marketing Services:

An aggressive marketing plan will be composed for your property’s target market to stimulate maximum lead generation. Our goal is to have an approved applicant with deposit in in place within 30-45 days of the listing date. Your marketing plan will be reviewed weekly so that we can make any noted changes quickly to achieve the desired results to get your rental property transitioned to revenue generating.

To present your property to prospective tenants, we partner with licensed agents to insure that the marketing of your property is a PRIORITY. Your property will be listed in the GMLS/FMLS system and filtered to all social websites that promote rental listing nationwide.

The security of your property during the marketing process is also very important for the protection of property and the interior amenities. To control access to the property key and showings times, an electronic SUPRA lockbox will be installed on each property. This system provides a record of agents showing the property, when the key was accessed and returned. From this record, we can also report how many showings to your property weekly. This important information will allow us to adjustments as needed to the marketing strategy for adjustments to be implemented quickly to increase the traffic and conversion ratio from prospective tenant calls to viewings.

The tenant’s first month’s rent will be assigned to the listing agent for her services. To initiate the marketing process, the client must sign a rental listing agreement. The listing agent will also be responsible for coordinating with other referring agents that have clients interested in your property. The agent will be responsible for paying any incentives advertised to other agents in the listing agreement.

How it works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
